Jakarta -Perumda Pasar Jaya opened his vote on the issue of raising kiosk rental prices up to four times to the revival of the Pramuka market. The public relations manager of Perumda Pasar Jaya, Fahrizal Irfan, emphasized that the information is not true and that the rates applied went through an official study. Fahrizal said that all asset management and market management policies were implemented based on the DKI Jakarta provincial regulatory number 3 of 2018 and regional regulation number 7 of 2018. “Each policy is implemented in accordance with the legal provisions and the principles of good regional corporate management,” Fahrizal said in an official statement, Friday (10/10/2025). The study was conducted by the Technical, Financial Team and the Office of Public Judgment Services (KJPP). “The results of the study show that the applied rate is still below the recommended market value,” he explained. He also denied information that the tariff for Business premises (HPTU) has reached IDR 425 million for 20 years. On the other hand, Pasar Jaya also offers discount schemes and gradual payments (installments) not to tax traders. “The figure is not true. The current rate is IDR 403 million for the ground floor and IDR 351 million for the first floor,” he stressed. Fahrizal said Pasar Jaya responded to all traders’ pursuits by various parties, including the DKI Jakarta DPRD, Commission B, the coordination of the Ministry of Political, Legal and Security and the Indonesian Ombudsman. As a follow-up, the company will open a discussion room with Pramuka market traders based on the direction of the Governor of DKI Jakarta. “We followed up on the pursuit of every trader through official channels. Next, we will open a negotiation space so that all parties have the same understanding and the best solution can be achieved together,” he said. Fahrizal added that the revival of the market was carried out to create a safe, viable and competitive economic space for traders. “The revival of the market is being executed to improve market quality and support Jakarta as a world city,” he concluded. Previously, the Scout Market Traders Association met the Governor of DKI Jakarta, Pramono Anung in Jakarta City Hall. The meeting was to discuss the rise in the rental prices of kiosk that were assessed that it rose to four times after the revival performed by Perumda Pasar Jaya. The lawyer of the dealer and chairman of the Crescent Star Party, Gugum Ridho Putra, said the meeting was aimed at renegotiating the kiosk rental prize that was considered high after the renovation. “In essence, it is a meeting for further negotiations on prices after the renovation. So Pramuka market wants to be renovated by Perumda, but the price is higher than before, namely four times as much,” Guggum in Jakarta City Hall said Friday (9/10). According to Gugum, his party previously held a meeting with Pasar Jaya to discuss this matter, but has not yet reached an agreement. As a result, traders also complained about this issue with the Indonesian Ombudsman. “We were well received there and communicated several times. But today we came to the governor again because we received the third warning letter. Traders are worried that there will be evictions,” he said. During the meeting, Gugum confirmed that the Governor of DKI Jakarta, Pramono Anung, guaranteed that there would be no eviction of Pramuka market traders. “He also asked for the negotiating room to reopen,” he said. He also said that Pramono asked traders and Pasar Jaya to discuss again to find a more rational rental price agreement. “He will supervise directly and guarantee that there are no concerns that traders are being put out,” he said. Meanwhile, one of the Pramuka market traders, Efaldi, explained that before it was revived, the rental price for stalls on the market was 5 million a year, or about 100 million IDR for a 20 -year rental period. However, after the revival, Perumda Pasar Jaya set the rental price on IDR 425 million per kiosk for a 20 -year rental period on IDR, or an increase of about four times. “Previously it was only 100 million per 20 years, and it is now 425 million per 20 years, a 5 percent discount. So four times as much. We ask to negotiate it up to RP. 250 million per kiosk on the ground floor and 200 million on the first floor for a 20 -year -old lease,” he added.
